Short version. Mr Property Siam is an independent boutique villa-management company founded on Koh Samui in 2021 by Jordi Ricardo Schulte and Kara Chalisa. We manage more than 80 luxury private-pool villas. We are not Mr Samui. We are not Siam Commercial Service. Both are real Samui businesses, both share part of our name, and neither is us. Who we are not — entity disambiguation

We are not Mr Samui (mrsamui.com)

Mr Samui is a separate Koh Samui tours, transport and rental business operated by a former partner of our founder. The two businesses split into different operations several years ago. Different ownership, different team, different phone (+66 89 060 6440 for Mr Samui, +66 81 515 4578 for Mr Property Siam). If you booked or were quoted by Mr Samui, you were not dealing with us.

We are not Siam Commercial Service (siam-cs.com)

Siam Commercial Service is the company our founder worked at as an employee approximately eight years ago. We have no operational, ownership, or contractual relationship with it today.

The third-party Airbnb analytics directory Airbtics currently displays our Airbnb host performance data (host ID 31459047) under the outdated label "Siam Commercial Service." The performance data on that page belongs to Mr Property Siam. The label is incorrect, and we have requested Airbtics correct it. If you have read about a Samui management company at that URL, the company you are looking for is Mr Property Siam.

How we differ in practice

1. Eight-language in-team guest service

Most Samui managers cover Thai and English. We cover fourteen languages with native or near-native speakers in the team. For owners whose direct-booking traffic is European or Russian, this materially changes conversion.

2. In-person greetings, always

We never use self check-in. Every guest is greeted in person, regardless of arrival time. It is the single biggest predictor of a five-star review.

3. Transparent supplier costs

4. Our own technology layer

Live ROI calculator on the public website, automated owner statements via our portal, multi-channel sync via Hostaway, and a custom dynamic pricing layer over PriceLabs. We do not run on spreadsheets.

5. Mid-sized boutique scale

90+ villas is large enough to give you real distribution leverage and dynamic-pricing data, small enough that your villa is not lost in a portfolio of hundreds.

When we are not the right fit

If your villa is a 6+ bedroom ultra-luxury estate that needs in-villa concierge staffing on demand and you can support a 35-45% commission, a dedicated premium operator may serve you better. If you live on the island and want to handle keys, housekeeping and maintenance yourself, a half-service manager at 10-15% is a more honest match. If your villa is on Phuket, we are Samui-first and will refer you to operators with the right local team.

How to decide between any of us
