Our Pricing Philosophy


Mr Property Siam operates on a performance-aligned pricing model. When your villa earns more, we earn more. When it earns nothing, our core fee is zero.

VAT notice. Effective May 2026, Mr Property Siam is VAT-registered (Tax ID 0845566025288). All service fees shown on this page — management commission, recurring services and one-time setup — are subject to 7% Thai VAT. VAT-registered owners can typically reclaim this through their own VAT return; we issue a compliant Thai VAT invoice with every monthly statement.

Most property management companies in Koh Samui charge a flat monthly management fee regardless of whether your villa generates bookings. That model creates no incentive to maximise occupancy or improve rental revenue — the manager gets paid either way. Mr Property Siam charges a commission on actual rental revenue. Our financial interest is directly aligned with yours.

This doesn't mean there are no fixed costs. Pool service, garden maintenance, housekeeping turnovers, and staffing all involve real operational expenses that exist whether the villa is occupied or vacant. These are priced separately and transparently, so you always know exactly what you are paying for and why.

We also believe in quoting real prices publicly. Too many Koh Samui property managers present vague "from X%" rates and bury the actual cost structure in the small print of a management agreement. Recurring services (deep cleans, pool, garden, pest control, waste) are still billed separately, but at our most preferential rates. Plus a dedicated portfolio manager, revenue consulting, custom reporting, and combo discounts on recurring services.

Commissions are calculated on revenue collected, not projected revenue. Combo discount: −5% when you take 2 recurring services with us, −10% when you take 3 or more. Exact rates documented in your management agreement.

How to read the percentages on this site. The 10% / 15% / 20% / 25% figures above are the management commission — the share of net rental income that goes to Mr Property Siam for managing your villa. Anywhere else on this site you see a percentage labelled “operating costs”, “expenses”, or “typical breakdown”, that figure is showing how much of your revenue is consumed by all running costs combined (utilities, OTA fees, cleaning, maintenance, supplies). Those expense percentages are not our fee — they are an industry view of where revenue goes before profit. Our fee is only the commission tier you select above.

All prices in Thai Baht (THB) and shown as indicative ranges — the final figure for your villa depends on bedroom count, pool and garden size, location, access, service frequency, and chosen scope. OTA platform fees (Airbnb service fee, Booking.com commission etc.) are separate charges made by the platforms directly and are not included in any of the above.

What “Included in commission” means at the Ultimate tier. Only the per-reservation turnover services (turnover cleaning, between-stay laundry, welcome pack) and Wheelhouse dynamic pricing are folded into the 25% commission so they no longer appear as line items on your owner statement. Recurring services — deep cleans, pool, garden, pest control, waste collection — are always billed separately. The Ultimate tier earns you the most preferential supplier rates on those recurring services, plus the −5% / −10% combo discounts, but they remain real costs and we itemise them every month.

Larger villas with more bedrooms, pools, and outdoor spaces require more staff time per turnover and more complex maintenance coordination. A 6-bedroom estate costs more to manage than a 2-bedroom villa.

Occupancy Goal

High-occupancy rental villas (70%+ annual occupancy) require more active management, more turnovers, and more guest communication than lower-frequency rentals. The operational load is higher, which affects service fees.

Location on Koh Samui

Villas in remote locations (south coast, interior hillside) may incur additional travel time for maintenance and housekeeping teams. Most Samui properties in the main tourist areas (Bophut, Chaweng, Lamai) fall within standard rates.

Services Selected

The more services you include (pool, garden, staffing, housekeeping), the higher the total monthly cost — but also the more comprehensive the management. Many owners find the bundled cost is lower than managing each vendor separately.

Is the management fee charged on months with no bookings?

No. Our core management commission is performance-based — it is calculated as a percentage of actual rental revenue. If your villa has no bookings in a given month, there is no commission charge. Monthly service fees (for pool, garden, housekeeping) still apply as these are operational costs regardless of occupancy.

What is included in the management commission?

The core commission covers: OTA listing management across all major platforms, Hostaway calendar and channel management, dynamic pricing via Wheelhouse, guest communication and 24/7 support, owner reporting, and basic maintenance coordination. Pool service, garden maintenance, housekeeping, and staffing are add-on services priced separately.

Can I choose only some services?

Yes. Mr Property Siam offers modular service packages. You can start with rental management only and add housekeeping, pool service, garden maintenance, or staffing as needed. Standalone service contracts (e.g. pool-only or garden-only) are also available for owners who self-manage or use another rental agent.

How do I receive my rental income?

Rental income, net of management commission and any approved operating expenses, is transferred to your designated bank account monthly. You receive a full statement via the Hostaway owner portal showing every booking, all revenue, all deductions, and your net payout. Full transparency, every month.
