Regular weekly visits to every property, guaranteed. No skipped weeks, no rescheduling without notice — your pool is checked on a fixed day each week.
Chlorine, pH, alkalinity, and calcium hardness tested and adjusted at every visit. Correct water chemistry protects guests, prevents algae, and extends the life of pool surfaces.
Pump operation, filter pressure, skimmer baskets, and salt-chlorinator cells inspected at every visit. Issues flagged to the owner before they become expensive breakdowns.
Waterline tiles brushed to remove calcium deposits and biofilm — the main cause of unsightly brown staining on Koh Samui pools exposed to hard groundwater and salt air.
Minor repairs handled on-site; major replacements quoted in writing before work begins. We coordinate with vetted local suppliers and manage installation end-to-end.
Before and after heavy monsoon rains, we super-chlorinate, rebalance chemistry, and clear debris. Samui's October–December downpours can green a pool in 48 hours — we stay ahead of it.
Samui's climate is beautiful for guests — and relentless on pool water. Here's what makes tropical pool maintenance genuinely different from temperate climates.
Koh Samui sits in the Gulf of Thailand and receives two monsoon seasons each year. The island's northeast monsoon (October to December) brings sustained heavy rainfall that dramatically dilutes pool chemicals. A pool that was perfectly balanced on Monday can have unsafe pH and zero effective chlorine by Thursday if left unchecked. This isn't a hypothetical — it's the weekly reality for any villa owner who has tried to manage their own pool without professional support.
Water temperature is the second major factor. In Koh Samui, pool water rarely drops below 28°C, even in the coolest months. Warm water accelerates chlorine consumption by up to three times compared to a pool in Europe at 20°C. Algae — the organisms that turn pools green — double their population roughly every 24 hours in warm, chlorine-depleted water. A pool left for two weeks without a visit during rainy season will almost certainly turn green. Recovery requires a full shock treatment, filter backwash, and multiple re-checks — all of which cost more time and money than consistent weekly service.
Mineral content is another challenge unique to the island. Koh Samui's groundwater is relatively hard, and properties drawing from municipal supply or private wells often see elevated calcium hardness. Without regular tile brushing and chemical adjustment, calcium deposits build up on waterline tiles and inside pipework, creating a chalky residue that is difficult and expensive to remove once established.
Salt air compounds the problem further. Coastal villas within a kilometre of the sea are exposed to salt-laden breezes that deposit chloride ions on pool equipment, accelerating corrosion of pump housings, ladders, and light fittings. Regular inspection — not just chemical dosing — is the only way to catch this corrosion early.
Finally, heavy leaf fall from tropical vegetation (palms, frangipani, bougainvillea) can overwhelm skimmer baskets and clog filters if not cleared regularly. Mr Property Siam technicians clear all surface debris, check skimmer baskets, and backwash filters as part of every standard visit. Owners who use our garden maintenance service in Koh Samui benefit from coordinated scheduling that reduces debris entering the pool in the first place.
A clear, repeatable process so you always know what's happening with your pool — and so do we.
Before the first visit, a Mr Property Siam technician inspects your pool, equipment room, and water chemistry baseline. We photograph all equipment, note any existing damage or deficiencies, and set a starting benchmark for chemistry. The assessment report is shared with you within 24 hours.
Your villa is assigned a recurring service day. The same technician visits each week for consistency. Each visit follows a documented checklist: water test, chemical dose, vacuum, brush, skim, basket clear, equipment check. All readings are logged digitally via Breezeway.
Once a month we include a full deep clean: acid wash of waterline tiles, filter backwash or cartridge clean, DE grids inspection if applicable, and a full chemical balance reset. This prevents slow build-up of scale and biofilm that weekly maintenance alone can't fully address in Koh Samui's climate.
After every visit you receive a photo-verified service report via the owner portal. Monthly summaries include chemical trends, equipment status, and any recommended repairs. No surprises, no mystery bills — just clear data on your asset.

In Koh Samui's tropical climate, weekly visits are the minimum required to maintain safe water chemistry. During monsoon season (October–December) or periods of heavy rain, we recommend twice-weekly checks, as rainfall rapidly dilutes chemicals and can shift pH to unsafe levels overnight.
We offer priority emergency shock treatments, typically resolved within 24–48 hours. Green water is caused by algae bloom, which thrives in Samui's heat when chlorine drops. We'll super-chlorinate, brush all surfaces, clean the filter and rebalance chemistry until the water is crystal clear.
Yes. If a pump or filter requires repair or full replacement, we coordinate with trusted local suppliers, provide you with a written quote before any work begins, and manage the installation. There are no hidden call-out fees — repairs are quoted transparently.
We use commercial-grade chlorine, pH adjusters (sodium carbonate and muriatic acid), algaecide, and clarifier as needed. For salt-water pools we also balance salinity and inspect the salt-chlorinator cell. All chemicals are safe for guests and compliant with Thai health standards.
Every visit is logged in Breezeway, our property operations platform. You receive a photo-verified report after each service showing chemical readings, any issues found, and work completed. Reports are accessible any time via the owner portal.
