Air conditioning units on Koh Samui operate in conditions that are extraordinarily demanding compared to the same units in a temperate climate. Ambient temperatures regularly reach 34–36°C, meaning units run on maximum load for most of the day and much of the night. A typical Samui villa AC unit runs 12–16 hours per day during high season — compared to perhaps 4–6 hours for an equivalent unit in a Mediterranean climate. This alone means service intervals appropriate in Europe are wholly inadequate on Samui.
Humidity is the second major factor. Relative humidity in Koh Samui rarely drops below 70% and often exceeds 85–90% during the monsoon. High humidity means evaporator coils collect moisture continuously, creating ideal conditions for mould and bacterial growth inside the unit. An unserviced unit will develop visible mould on its filters and coils within 3–4 months, which then circulates into the guest's room. This is a documented cause of guest complaints and negative reviews — and in some cases respiratory issues for sensitive guests.
Salt air presents a third challenge specific to coastal properties. Villas within 500 metres of the sea are exposed to salt-laden air that accelerates corrosion of aluminium condenser fins, copper refrigerant lines, and electrical connections. Coastal properties typically require more frequent external condenser cleaning and annual inspection of all exposed pipework and connections.
Electrical systems on Koh Samui face similar challenges. Thailand's electrical grid on the island experiences more frequent voltage fluctuations and outages than Bangkok — particularly during the October–December monsoon. Repeated power surges can damage sensitive electronics and degrade MCB breakers over time. An annual electrical inspection catches developing faults before they become safety hazards or cause damage to guests' electronics.

Service visits are booked every 3 months and coordinated with your villa booking calendar — ideally between guest stays during a gap day. Each visit follows a documented checklist and takes 45–90 minutes per unit depending on condition.
Once a year, a qualified electrician carries out a full safety inspection of the property's electrical systems, delivering a written report with any remedial recommendations prioritised by safety risk. Works are quoted separately and require owner approval before proceeding.

A standard service includes: filter removal, wash and dry; evaporator coil clean with anti-microbial solution; condensate drain flush and check; condenser unit inspection and clean; refrigerant level check; electrical connection inspection; remote sensor test; and efficiency test. Gas refill is quoted and performed separately if the refrigerant level is low.
Our inspection covers the main distribution board (MCB/RCD testing), all circuit breakers, earthing system integrity, socket outlets in wet areas, outdoor lighting circuits, pool pump electrics, and visible wiring runs. We check for signs of overheating, corrosion, water ingress, and non-compliant wiring. A written report is provided with any recommended remedial actions, prioritised by safety risk.
Yes. Generator servicing includes oil and filter change, fuel system check, cooling system inspection, battery test, alternator check, automatic transfer switch test, and load test. Generators should be serviced every 200–250 hours of operation or annually, whichever comes first.

Yes. If a unit is beyond economical repair, we obtain competitive quotes from authorised suppliers for Daikin, Mitsubishi, and Panasonic. We manage the installation and dispose of the old unit. All replacement units are presented to the owner for approval before purchase.
Yes. For villas with solar PV systems, we inspect panel condition, inverter operation, cable connections, and monitor performance against expected generation. Solar systems require periodic panel cleaning and annual inverter checks for optimal output.
