The Opportunity
New routes from China, India and the Middle East in 2025-26 are pushing arrivals well above pre-pandemic levels. The airport is privately operated by Bangkok Airways which protects rate stability.
Limited freehold land for foreigners, strict zoning around the protected coastline, and 12-18 month build cycles mean the supply of true luxury villas grows slowly even as demand accelerates.
The management market is dominated by lifestyle owner-operators with one or two villas. There is no dominant tech-enabled brand consolidating the top end — the gap we are filling.
15-25% management fees on rental revenue, plus add-on services (concierge, F&B, transport, maintenance, owner advisory) layered on top of a low fixed cost-base.
