The maths
A referral that keeps paying
Every villa you refer pays you 10% of our net management revenue — not a one-off finder's fee. As long as the villa stays under our management, your slice keeps arriving each month.
You introduce a villa owner who signs a management contract with us. Over the first 12 months we earn THB 300,000 in net management fees on that villa. You receive THB 30,000 — paid in 12 monthly instalments of roughly THB 2,500. The contract renews in year 2: same villa, same agent, same 10%, automatic. Refer three or four active villas and the monthly cheque starts to add up — without you doing anything else.

Apply & get approved
Submit the form below. We verify you're a genuine real-estate agent working in Thailand and either Samui-based or active in markets we serve. Approval typically within five working days.
Refer your buyer
When a buyer asks about rental management after the sale, send them to us. Email, WhatsApp, or use your personal referral link — we log every introduction against your account.
We sign the contract
If the buyer signs a management agreement with us, the villa is locked to you in our records. We confirm the registration in writing — no ambiguity, no disputes later.
Earn every month
10% of our net management revenue from that villa accrues to your account every month, automatically. Statements emailed on the 5th. Payout to your nominated account or build up the balance.

Every referred villa, listed
See the status of each villa you've referred: pending introduction, signed contract, active management. Each villa shows the management start date, current month's revenue and your commission earned this month.

Choose your payout frequency
Default is monthly direct payout. Prefer to let it accumulate to a larger figure — quarterly, semi-annual, or just request when you need it? Set your preference and we follow it. Wise transfers for most agents; Thai bank transfers for Thai-tax-resident agents.

The small print, simply
Programme terms in plain English
- Commission rate
- 10% of the net management revenue Mr Property Siam earns from the referred villa. Net = our management fee after Hostaway/OTA platform costs but before our own operating costs.
- Duration
- For the entire active life of the management contract on the referred villa, including any renewals. No expiry, no minimum period before payment, no clawback.
- Registration
- A referral is registered to you when (a) you've introduced the buyer in writing to us, and (b) we sign a management contract with that buyer within 12 months of the introduction.
- Exclusivity
- Non-exclusive on both sides. You can refer to other managers; we can accept referrals from other agents. But each villa is locked to the first registered referrer.
- Payout method
- Wise transfer for most agents, Thai domestic bank transfer for Thai-tax-resident agents. Other methods on request. Transfer fees deducted at cost — no markup from us.
- Tax
- You are responsible for your own income tax on commissions earned. We provide monthly statements and an annual summary suitable for your accountant.
- Termination
- Either side can end the agent agreement at any time on 30 days written notice. Commissions already accrued on registered villas continue to be paid even after termination, for the active life of those contracts.
Full referral agreement provided in writing for signature before any commission is owed.

Frequently asked
How is "net management revenue" calculated?
We define it as the management fee we collect from the owner under the management contract, after Hostaway and OTA platform costs (Airbnb/Booking commission etc.) are deducted, and before our internal operating costs. Your monthly statement shows the exact figures per villa, per booking source.
What if the buyer signs the management contract more than a year after I refer them?
The 12-month registration window keeps things clean. If you refer the same buyer in writing again within that window, the clock resets. Most deals close within 6 months, so this rarely becomes an issue.
Can I refer a villa I'm not selling — just an owner who needs management?
Yes. The programme rewards you for the introduction, not for the sale. If you know a villa owner unhappy with their current manager and you introduce us, the same 10% applies if they sign with us.
What happens if the management contract ends?
When the contract ends, your commission stream on that villa ends with it. If we later sign a new contract on the same villa (for example after a gap), the referral is no longer registered to you unless you re-introduce.
Can I be an agency, not an individual?
Yes. Agencies can register as a single entity with multiple sub-agents under one account, or each agent can have their own login. Tell us your preference in the application.
When does the agent dashboard become available?
The dashboard goes live for new approved agents within 7 days of approval. Until then we send your monthly statements by email.
